Summary of Rental Qualifications and Application Process: 
To be considered for approval you must meet the following minimum criteria:
  • 3 times the monthly rent amount in combined gross verifiable income
  • Credit rating needs to exceed the minimum score of 640
  • No criminal record of felonies or violent crimes
  • No past evictions
  • No bankruptcies within past 7 years
  • No active collections, past charge-offs, unpaid past-due credit accounts within last 2 years.
  • Minimum 2 years qualified and verifiable income from verified source of income (To verify income, applicant will allow verification through bank account/payroll account linking through electronic verification service).
  • 5 years of verifiable residence history with positive reviews and timely rent payment history.
  • Each resident over the age of 18 must submit a separate rental application. Non-residing applicants will not be considered. No co-signers/guarantors.
  • You must view property in person to consider your application complete.  If you haven't viewed the property in person prior to applying, you must do so within 48 hours of Beach Cities Management, Inc. contacting you to schedule a viewing. If you fail to complete this step, your application will be considered incomplete and management company will move on to the next applicant.
Required Information – Valid government issued ID, documentation of verifiable income such as, but limited to, 2 most recent pay stubs showing year-to-date income, two years tax returns if self-employed, benefits award letter, etc. verifying at least 3x monthly rent in verifiable income, pet/animal profile completed on https://beachcitiesmanagement.petscreening.com for every pet and/or animal to reside at property (if applicable). Landlord contact info for last 5 years. All adults aged 18+ must apply & pay the application fee.  Your application isn't considered complete unless all of the above requirements are submitted including, but not limited to, all applications for the household are received, supporting income documentation is included, income verification documents have been uploaded and included with your application, etc.

Government Assistance Applicants Only - Recipient applicants can now select either a standard "credit history check” or an "ability to pay evaluation” for their rental application process. However, if neither is selected then the credit history method will automatically be processed. Should you opt for the "ability to pay evaluation”, please reach out to our Leasing Department at (562) 888-0247 before you submit your application. Inform our leasing team that you prefer the "ability to pay" method, and that you will be providing verifiable evidence of your financial ability to cover your portion of the rent. Verification evidence proof can include, but is not limited to, government benefit payments, pay records, and bank statements.

Please be aware that regardless of the assessment method selected, additional documents will be required. This includes conducting a background screening, verifying employment, obtaining landlord references, or confirming the identity of the applicant.
All restrictions, policies, and selection criteria are applied consistently to all applicants.


Security Deposits and Admin Fees – Applicants with approved credit and references will generally be approved at a security deposit equal to 1 months rent + $25.00 per month lease administration fee.

Common Reasons to be Declined – Incomplete application (Including but not limited to not receiving all requested documentation for proof of income, all applications for everyone that would reside at property, identification, etc.), evictions, collections from landlords, credit score below 640, insufficient income, unsatisfactory references, previous landlords not giving a positive reference or reporting late payments, non-sufficient funds charges, or non-payment of rent due, bankruptcies within the last 7 years, unqualified occupants, pets (no aggressive breeds allowed), vehicles and/or move in dates too far in future, and not viewing the property in person can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property such as arson. Any sexual related offenses for any time period.

Refund Policy for Application Fees - Once your application is submitted and paid for, it is placed in line to be reviewed and screened in the order it is received with other applications submitted for the property you applied for.  If your application is in or moves to first in line, it will be screened and processed for a decision.  At this point the application fee is non-refundable regardless of decision.  However, if an application is approved and the property is leased to an application ahead of yours in line and your application wasn't processed, a full refund will be issued to you of your application fee paid to us.
  
TENANT LIABILITY INSURANCE is required for all Leases and Lease Renewals.
