Before You Begin

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 5 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount.

To be considered for approval, your credit rating needs to exceed the minimum score of 640, no criminal record of felonies or violent crimes, no past evictions, no bankruptcies within past 7 years, no active collections, minimum 2 years qualified and verifiable income from verified source of employment or business, 5 years of residence history with positive reviews and timely rent payment history, and you must have viewed the property in person.

Each resident over the age of 18 must submit a separate rental application. Non-residing applicants will not be considered. This exclusion includes co-signers/guarantors.

If you will be living with an animal, you need to visit https://www.petscreening.com/referral/BUhGWmMecUHt and complete your pet profile online. This is a requirement to complete your rental application.

With the approval and signing of a new lease, there will be a $20.00 per month Lease Administration Fee. This fee is separate from your rent payment as well as any other fees you may incur. This fee includes the services:

-24 hour emergency call center for maintenance emergencies and maintenance inquiry follow-up anytime.
-A dedicated tenant portal giving you the ability to pay rent online anytime, view stored lease documents, input maintenance requests online, view status of pending maintenance requests, and view your accounting ledger anytime.
-Downloadable App for your phone giving access to your tenant portal while on the go.
-Ability to set re-curring auto-debit for monthly rent payment. Our set it and forget it system!

Application fee: $40.00
